Office Furniture Plan and Design Planning

Working on an office interior design project can be challenging and fun. Primarily, it’s challenging because your office represents your company – its ideals, goals, and identity. It’s a project that should, therefore, be taken seriously.

Office interior design should be able to reflect the corporation’s goals and dynamism. Potential clients must be able to sense that this company, just like the furniture it uses in the office, means business. The clients should also be kept in mind in all stages of office interior design.

On the other hand, office interior design is at the same time fun because you’ll finally have free rein in bringing life to the place where you work day in and day out.

The modernistic style is most commonly used in office interior design. This is because it showcases a sense of being dynamic, progressive, and always updated with the latest trends. Definitely, no client wants to deal with a company whose office still houses ’70s furniture!

Modernistic themes give great appeal, too, because the lines are sleek and clean, giving the impressions of smartness and sharpness. The office interior design banking on modernistic themes somehow entices the client to join a company that is moving towards the future.

Designing A Home Office

The Internet Age has made it possible for millions of working men and women to telecommute – that is, too work from the comforts of their own home. This is not to say, though, that such a person can plop a PC in the middle of the kitchen table and do work in between doing the laundry and cooking dinner.

Even a home office must benefit from home office interior design. Many telecommuters earn a decent living working at home, so they don’t mind spending on an elaborate home office interior design.

The difference in home office interior design is that you can have more room for creativity and incorporate personal touches that you otherwise wouldn’t include in a traditional office setting.

Moreover, it is important to use muted colors for the home office interior design. This is because colors which are too loud or too vibrant may distract from the work to be done. Calm and soothing colors such as blue or light green may also provide color without making the space feel smaller than it actually is.

Use a sturdy and functional work desk as the centerpiece for your home office interior design. You can benefit a lot from ample shelving, generous drawers, and roomy surfaces for accessibility and organization.

Don’t forget to also purchase a comfortable office chair if you can foresee that you will be spending a lot of time in the home office. Hard-backed unwieldy chairs just won’t cut it when we’re talking about chairs for office interior design.

The main components of office furniture comprises of desks, chairs, reception, boardroom, integrated workstations, office screens, and storage. Commercial property types, simply put, are properties that fall outside that of a residential setting. This includes:

Office space – a single building or clusters of buildings designed for office use.

Retail space – stand alone shops, as well as shopping centres – really anywhere you can spend money.

Mixed use properties – for example you can have a boutique or business on the ground floor with apartments upstairs.

Industrial space – space typically dedicated to manufacturing, warehousing, research and development, as well as light & heavy industrial uses.

Hospitality – this includes full and partly limited serviced hotels and motels.

Multi-unit apartment buildings – any strictly residential properties with more than four units

It is important to note that all these commercial properties are listed or zoned for commercial, retail or industrial use. Commercial properties are typically located on main thoroughfares, boulevards or avenues with a variety of other commercial buildings. Think of your trips to the grocery store, the dry cleaners or the pharmacy. They’re all usually found together right? But what do they all have in common. The end goal for all of these is pretty much the same and that is to generate income for their investors.

Investing in commercial property can initially be somewhat daunting. It is a higher-risk investing in residential property. You’ll need more cash in your pocket, the bank lending criteria are tougher, and once you have the loan, you sometimes have to play the waiting game while you pick up the rates, this can last for months on end. On the other hand, with careful planning, once you have the loan secured and commercial tenants occupying the space, there are less of those niggling maintenance calls that come as part of the package with normal residential tenants, and it’s easier to manage. The most attractive part is the rental yield. It’s a lot better for the landlord. The landlord can sometimes fetch a yield of up to eight to nine percent of the capital value of the building. Choosing great, long term tenants is crucial.

Office Room Design and Space Design

Are you in need of extra office space but not happy to move? Want to improve the first impression your office makes on visitors? Then it is time to look at the key areas to address when planning an office upgrade.

From the evaluation and planning stage, through design, implementation and completion, there are many large steps to take and many decisions to address, to ensure that your office refurbishment project meets your requirements.

These include planning and project evaluation, interior design (including placement of partitions, plumbing, ceilings and walls), communications installations (phone, fax, external networking) and data cabling, and furniture and equipment. As part of this process, of course, attention is needed on latest environmental and health and safety regulations.

Preliminary Evaluation and Feasibility

Before considering a move, it is of course natural that a complete re-evaluation of the use of current space is made. A successful outcome might be that a move to new premises is not needed. Your evaluation and feasibility planning stage of the project will compare options, develop plans and make a final selection. Thus the project could become an office refurbishment project and not a relocation plan. But whether the plan is to refurbish and fit out existing premises, or to move to a new location, the next and following steps are the same, which are:

Commercial Interior Design

The first step is to use design skills to implement business requirements. These days this process is carried out with highly sophisticated communications software which can give all responsible project members a powerful tool where designs can be evaluated in real-time via shared documentation and imaging systems. This means CGI created or hand-rendered 3D images of any design scheme to give you a real understanding of how your new office will look and feel. This would help with updates to old office layouts or a complete re-design of shell space in new premises.

Project & Build Management

This step covers the framework of the project implementation process. It will include the finalising of the design brief, site investigation, creation of cost schedules, and of work packages and legal compliance implementation. Then a project design team needs to be appointed – usually a combination of internal decision-makers and appointed outside experts.

Fitting Out Works

This phase includes all aspects of office fitting, including reception counters and waiting areas; storage walls; media walls; internal and external feature doors and ironmongery. The phase is best implemented by appointment of an office refurbishment contractor with a good database of quality approved suppliers. Expertise is needed in mechanical and electrical installation and commissioning including air-conditioning systems. Other specialist areas include data backbone and cabling (including Cat6 cabling) , lighting (including CAT2 cabling) as well as special flooring and ceiling systems.

Office Furniture

A detailed furniture specification, based on your criteria and budget is important, as furniture can be procured in a number of ways, tailored to requirements and best managed as a one-off purchase for best discounts and to enable outside contractors to add value on its installation. Advice in this area is especially important in terms of procuring the best ergonomically focussed furniture to ensure staff morale and government health and safety regulations are both fully addressed.

Managing the Move

The project must have an experienced move co-ordinator to ensure nil or minimal business interruption and compromise whilst the changes are taking place. Phased moves, logistics and priorities need to be logged and planned to cover existing furniture itineraries, I.T. schedules, work-to-lists, removal of safes and copiers and handover and out of hours supervision where needed.

Health and Safety Compliance, and Risk Assessment

With any move or upgrade, it is vital to carry out a comprehensive management audit covering five main areas of your company. These are: management of Health & Safety; Mechanical & Personal Safety; Fire Protection; Accident investigating and recording; General housekeeping, safety signs etc. It is also vital, of course, that your company policy contains the necessary organizational responsibilities and arrangements for implementation and carrying out the Policy Statement. Safe working procedures can be written to cover specific work activities undertaken on the premises.

These phases contain within each of them, a need to be up to date with current best practice and to ensure employment of correctly qualified personnel with appropriate accreditation. The 7 steps I have outlined here are designed to highlight the key areas to explore in discussions with any Office Relocation consultancy company as part of your office refurbishment procurement process.
